Below is the list of the documentation needed to complete your loan application. Please review carefully and if you have any questions, please do not hesitate to call.
Please download Disclosures, sign where highlighted and fax:
Disclosures and Authorization
Please Provide Copies of the Following:
- Most recent paycheck stub(s) covering a 30 day period
- Most recent 2 years' W-2s
- Most recent 2 years' Federal Tax Returns (includie all schedules)
- Most recent 2 months' statements for all Checking, Savings, CD, Money Market, Stock, and Bond Accounts (include all numbered pages even if blank).
- Most recent quarterly statement for all retirement accounts (include all numbered pages even if blank).
- Driver’s License
Additional Documentation, If Applicable:
- If you are receiving a Gift for the down payment and/or closing costs: a Gift letter (we will provide a blank one for your use), evidence of the Donor's ability to provide funds (i.e. a copy of the bank statement from the donor) and evidence of receipt of transfer of funds.
- If applicable, recorded copy of Divorce Decree and Settlement Agreement. Additional documentation may be needed if using income from alimony or child support for loan qualification.
- If you have filed Bankruptcy in the last 7 years, provide a copy of the Bankruptcy Petition (all pages) and Discharge Papers along with a letter of explanation as to the reason for your Bankruptcy.
- If you own rental property, provide copy of rental agreement(s), most recent mortgage statement(s), and monthly amounts of property taxes, hazard insurance, and HOA Dues.
- If you are starting a new job, copy of Employment Letter and relocation package
- If you are paying off debt through escrow, copies of the most current statements
- All collection accounts will need to be paid off. If they have already been paid, please provide proof. If they have not been paid, they can be paid through escrow. Please don't pay off collection accounts during this process as that may lower your credit scores. Escrow may ask for copies of your statements to facilitate the payoffs.
VA Loans:
- Certificate of Eligibility or DD214
- VA Disability Award Letter, if applicable
Self-Employed Borrowers:
- Most recent 2 years' 1099s, if filed.
- Limited or General Partnership returns (if ownership interest 25% or greater) - copies of form 1065 (all schedules).
- Sub-Chapter S-Corporation returns (if ownership interest 25% or greater) - copies of form 1120 S (all schedules).
- U.S. Corporation returns (if ownership interest 25% or greater) - copies of form 1120 (all schedules).
- Signed YTD Profit and Loss Statement (in some cases this may need to be audited).
Foreign Borrowers:
- Permanent Resident Alien Copy (front/back) of your Green Card, otherwise known as an Alien Registration Card. This may be form I-151, I-751, I-551, a foreign passport reading processed for I-551, or another form issued by the U.S. Immigration and Naturalization Department. Please ensure you send a copy of the entire document, including your photo and fingerprint.
- Non-Permanent Resident Alien Copy of your Visa. The Visa looks like a passport but is issued by either, the U.S. Immigration and Naturalization Department, or by the Country of Origins U.S. Consulate. Also acceptable is the INS Department of Justice Form which states the Visa classification approval for all borrowers and when it expires. An EAP or Authorization card is not an acceptable substitution.
If you are buying a home and you are in contract:
You should start shopping for your homeowner's insurance as soon as possible. If you would like, we can refer you to an insurance agent.
Also, the money that will be due at the close of your home purchase needs to be a cashier's check or wire transfer. The cashier's check or wire transfer must be in title/escrow at least one day before the close of escrow.
